House Rules & Terms of Use

Futura House is a private members' space — a shared home for builders, founders, and friends, with coworking, an AI tech hub, café, and wellness in Berlin, operated by FH Labs GmbH (see futura.house/imprint). These terms exist so everyone can feel safe, focused, and welcome. They apply to everyone in the space — members, their guests, and facilitators alike. By entering the space or using our services, you agree to them.

1. House Rules

A few simple rules keep this a place everyone enjoys. We may ask anyone who repeatedly or seriously breaks them to leave, and memberships may be suspended or terminated in serious cases. If you have read these rules, please help us live them — and share them with anyone who hasn't read them yet or doesn't respect them.

  1. Respect the people around you. Take calls in the designated areas, keep noise considerate in focus zones, and treat staff, members, and guests with kindness.
  2. Respect boundaries — only a yes is a yes. Whether it's a conversation, a touch, a photo, or anything more personal: seek a clear, freely given yes before you act, and treat silence, hesitation, or uncertainty as a “maybe” — which definitely is no “yes” yet. It is always on you to obtain the yes — never on the other person to prove the no. This is the heart of our consent culture.
  3. Look out for each other. Read signals — not only between you and the person you're with, but for everyone around you. If you notice someone who seems uneasy, pressured, or left out, check in with them or quietly flag it to our team. A safe space is something we all hold together.
  4. Leave spaces as you found them. Return dishes to the café, clear your desk when you leave for the day, and put furniture and equipment back where it belongs.
  5. Mind your guests and friends. Please check your guests in with our team. You are responsible for your guests while they are in the house — and especially with the friends you bring, look out for each other and take care of one another.
  6. Share the resources and infrastructure. Use meeting rooms, screens, and wellness facilities within your booking, and free them up on time for the next person. Our Wi-Fi, sound, light, computers, AI tools, and devices are for lawful purposes only; treat them with care, don't degrade the network or systems for others, and don't access devices or data that aren't yours. You take full responsibility for your acts.
  7. Sauna, wellness & gym. Use the sauna, wellness, and gym facilities at your own pace and risk: follow the posted instructions and our team's guidance, don't use them alone if you have a health condition that makes that unsafe, no glass inside, always use a towel, and leave them clean for the next member.
  8. No drugs, no smoking, no alcohol — except where allowed. No illegal drugs and no smoking anywhere inside. Alcohol only at events where it is served by us or an approved host; please drink responsibly and respect anyone who prefers not to.
  9. Confidentiality. You will overhear ideas, pitches, and personal conversations. What is shared in the house stays in the house unless the person says otherwise.
  10. Safety first. Follow the team's instructions in emergencies, keep escape routes clear, and report anything broken or unsafe.

2. A Safe & Open Space

Futura House is meant to be a safe space. We welcome people of all backgrounds, and we are committed to protecting vulnerable groups. Harassment, discrimination, or intimidation of any kind is not tolerated. Whenever you sense that someone else is not comfortable, please act — talk to them, step in, or highlight it to our team; looking out for one another is everyone's job here.

We live a culture of consent: in this house, only a clear, freely given yes is a yes. German law may still follow “no means no” — here at Futura House, the responsibility lies with the person who wants something to obtain that yes, never with the other person to prove they said no. We require everyone to “ask before acting” and to carefully read the people around them — sensing boundaries, vulnerabilities, and power dynamics. Breaching this is grounds for us to ask you to leave and to revoke your membership.

If anything makes you uncomfortable, you never need to feel embarrassed about raising it. It is always better to say a clear “no” in this very moment, instead of thinking about it afterwards — that helps others to better understand, and it helps you to be true to yourself and feel strong. You can always come to our team in person, write to us, or highlight something anonymously. We will always do our best to make your time here a wonderful experience.

We host many conversations, talks, and workshops — often led by external facilitators — and we cannot control everything that is said or done by guests and facilitators. Futura House understands itself as a platform, digitally and physically, for many different communities and diverse groups. You can love Futura House even if you don't match with everyone here — that diversity is part of what makes it special.

3. A Members' Space

Futura House is not a public establishment. It is a private members' space, and access is reserved for members and their registered guests.

  • How you join. Base membership of the Futura House community is concluded through any of the following acts, whichever comes first:
    • checking in at the door or registering in our app;
    • ordering at the café or bar;
    • connecting to the Futura House Wi-Fi;
    • signing up online for one of our events; or
    • paying on site for an event or service.
    Each of these acts constitutes your application for, and our acceptance of, a complimentary base membership governed by these terms. It covers your visit that day; register at the door or in our app to keep it beyond. Paid memberships extend it with additional benefits.
  • All facilities — including the café, events, and wellness areas such as the sauna — are offered to members only, as part of the membership, not to the general public.
  • We may decline or revoke membership at any time, in particular when these house rules are violated.

4. Liability

This section applies to everyone using the space — guests, members, and facilitators.

  • We do not take liability for lost, stolen, or damaged belongings. Please keep an eye on your valuables; we provide no supervised storage.
  • We do not take responsibility for the content, advice, or conduct of external facilitators, speakers, and hosts. Facilitators act independently and are not our employees or agents; we cannot control exactly what they do or say. Participation in any session, class, or treatment is at your own discretion and risk, and any claims arising from a facilitator's session are to be directed at the facilitator.
  • Facilitators are themselves responsible for their sessions, their participants, their equipment, and their compliance with the law. We accept no liability toward facilitators for their activities in the space, and facilitators indemnify us against claims by their participants arising from their sessions.
  • The space, its facilities, and the Wi-Fi network are provided “as is” without warranties of any kind, either expressed or implied.
  • We cannot control what other guests say or do. We do, however, enforce these house rules — if someone behaves in a way that violates them, tell us and we will act.
  • Statutory liability for intent, gross negligence, and injury to life, body, or health remains unaffected.

5. Wellbeing, Nutrition & Longevity

Health and longevity are part of what Futura House is about. Our café menu, our wellness offerings, and many of our events touch on nutrition, focus, relaxation, and healthy living. Please read all of it in the right spirit:

  • We never give medical or psychological advice. Nothing we say, serve, write, or host — including menu descriptions, event content, and conversations with our team — is medical, psychological, or therapeutic advice, a diagnosis, or a treatment. We only try to guide, inspire, and assist.
  • Descriptions are inspiration, not promises. When we describe something as supporting focus, relaxation, or wellbeing, this reflects our intention and general experience — not a guaranteed effect. Individual results vary, and we take no responsibility for outcomes.
  • You know your body best. If you have a health condition, are pregnant, take medication, or have allergies or intolerances, please consult a qualified professional before relying on anything offered here — and ask our team about ingredients and allergens; we will gladly tell you what we know.
  • Nothing replaces professional care. Our offerings are not a substitute for seeing a doctor, therapist, or nutritionist. If you are struggling, please seek professional help — and know that our team will always meet you with kindness.
  • Café & hygiene. We run our café with care and in line with food-safety and hygiene law. If anything ever seems off to you, tell us immediately — we take it seriously and will fix it.
  • Sessions on health, nutrition, and longevity are often run by external facilitators; section 4 (Liability) applies to their content and advice.

6. Privacy Policy

Your privacy is critically important to us. At Futura House, we are committed to protecting your personal information and your right to privacy. These terms apply to everything we run: our website at https://futura.house, our landing pages and event registrations, our membership app at https://app.futura.house, and the on-site Wi-Fi. The data controller is FH Labs GmbH (see futura.house/imprint).

Information we collect

  • Personal information: your name, email address, phone number, and any other information you provide when using our services, contacting us, registering for an event, or signing up for our newsletter.
  • Usage data: information on how our website and app are accessed and used, such as your IP address, browser type and version, the pages you visit, the time and date of your visit, the time spent on those pages, and other diagnostic data.
  • Membership & behavioural data: we always try to respect your privacy, but to run and improve Futura House we track behavioural data and statistics through our membership app — for example how often you visit, what you buy, and what you click. This data is essential and necessary for us to operate the house and improve our product.
  • Wi-Fi connection data: when you use the on-site wireless network, we process technical connection data such as your device's IP and MAC address and connection times, to operate the network and keep it secure.

How we use your information

  • To provide and maintain our services.
  • To notify you about changes to our services.
  • To provide customer support.
  • To gather analysis or valuable information so that we can improve our services — including understanding how the space is used, planning capacity and events, and making the membership better.
  • To monitor the usage of our services.
  • To detect, prevent, and address technical issues.
  • For marketing: to inform you about events, offers, and similar things we think are interesting for you. You can opt out of marketing communications at any time — every email contains an unsubscribe link, or just write to us.

Tools we use

We rely on a small set of service providers to run our website, app, and communications. Your data may be processed by:

  • Google Analytics — website and app usage statistics.
  • Vercel and Cloudflare — hosting, networking, and operation of our website and app.
  • Supabase and Neon — databases where account and membership data is stored.
  • Stripe and PayPal — payment processing for memberships and purchases.
  • Resend and Gmail — sending transactional and marketing emails, and handling our correspondence.
  • AI providers such as OpenAI, Anthropic, and Google — to power AI features in our products.

Sharing your information

We do not share, sell, rent, or trade your personal information with third parties for their commercial purposes. We may share information with third-party service providers to help us operate, provide, improve, integrate, customize, support, and market our services.

Your rights

You can always ask us what data we hold about you, ask us to correct it, or ask us to delete your account and the personal data associated with it.

7. Photography & Filming

We and our facilitators regularly take photos and videos in the space — at events, workshops, and in everyday moments — for our website, social media, and community documentation.

  • By entering Futura House, you accept that you may be photographed or filmed by us or by facilitators hosting sessions in the space.
  • You can opt out at any time. Tell any member of our team, the photographer, or write to us, and we will make sure you are not included in photos — and remove existing ones where you are recognisable, on request. The same applies to material taken by facilitators: flag it to us and we will follow up with them.
  • If you photograph or film other guests yourself, our consent culture applies here too: ask before taking close-ups of people, and respect anyone who asks not to appear.

8. Payments & Subscriptions

Paid memberships, event tickets, and other purchases are the contract between you and FH Labs GmbH. These are the terms of that contract.

  • Application-based. Every membership starts with an application, and nothing is charged until we approve you and you confirm your plan at checkout. There is no right to be accepted: we select members at our own discretion, including to keep the community balanced and diverse — for example a healthy balance between women and men — and we may decline or waitlist an application without giving reasons.
  • Plans & billing. You choose a tier and a billing interval at checkout — billed either monthly or annually (paid yearly in advance). All prices are in euros and include VAT (MwSt.) where applicable. The price, tier, and interval you confirm at checkout apply.
  • Cancel monthly — no lock-in. A monthly membership can be cancelled at any time, taking effect at the end of the current paid month; there is no notice period and no minimum term. An annual membership runs until the end of the paid year and can be cancelled to that date. You cancel in the app or by writing to founders@futura.house.
  • Automatic renewal. Memberships renew automatically for the same interval unless cancelled before the renewal date. You can turn off renewal at any time in the app.
  • Right of withdrawal. As you sign up online, you have a statutory 14-day right of withdrawal as a consumer. If you ask us to start your membership within that period, you may owe a pro-rata amount for the time already used.
  • Payments & failed payments. Payments are processed by Stripe and PayPal (see section 6). If a payment fails, we may pause your access until it is resolved.
  • Event tickets & cancellations. Tickets for events, classes, and sessions are refundable if you cancel at least 14 days before the start; cancel between 14 days and 72 hours before and we refund 50%; within 72 hours, or if you don't show up, the ticket is non-refundable. For open events (no application or approval needed) you are welcome to pass your ticket to someone else. For events you had to apply or be approved for, the ticket is personal and cannot be transferred — we accepted you, not a substitute.
  • Facilitator bookings. When a facilitator books a space, room, or slot, full or partial payment is due on booking and secures the reservation. If the facilitator cancels at short notice or does not host the event, the fee is non-refundable, as we will have held the space and turned other bookings away. Earlier cancellations may be refunded in line with the booking confirmation.
  • Refunds. Beyond the withdrawal right, the cancellation windows above, and any mandatory consumer rights, fees already paid for the current period are non-refundable.
  • Price changes. We may adjust prices for future periods. We will give you reasonable notice, and you can cancel before a new price takes effect.
  • Base membership stays free. The base membership — the complimentary day membership described in section 3 — is always free. These payment terms apply only to paid tiers, event tickets, and on-site purchases.

9. Misc

  • Minimum age. You must be 18 or older to hold a paid membership or otherwise enter into an agreement with us.
  • Changes to these terms. We may update these House Rules & Terms of Use. The current version always lives at app.futura.house/rules. We will flag material changes; continuing to use the space or our services after a change means you accept the updated terms.
  • Governing law. German law applies, and Berlin is the place of jurisdiction where permitted. Mandatory consumer protections of your country of residence remain unaffected.
  • Severability. If any part of these terms is or becomes invalid, the rest stays in force.

10. Questions & Concerns
